Have you ever walked into a home that is up For Sale and thought to yourself WOW?
And before you know it the kids have already decided which bedroom is theirs, even before you have made a decision to purchase.  It’s these properties that really stand out and captivate potential buyers to part with their cash.

Purchasing your new home is full of lots of emotions for you and the rest of the family.
Presentation of your home when it comes time to sell should have the same effect on potential buyers as if you were in the market going to “Open for Inspections”.

Creating a good overall effect with a minimum of at least one WOW factor is desirable.
This may be by improving the Kitchen, Bathroom or even the Garden with a great looking Water Feature.

It is worthwhile considering a “Beach Theme” to your Garden design particularly for those homes in bayside suburbs. Placing colourful cushions on your outdoor furniture and a colourful umbrella will really enhance the space. This area should be displayed as a great family zone.

Also creating a beautiful Master Bedroom is a good idea. Bedrooms are very personal. Remember that the overriding theme with this room is that it must be presented to be comfortable.

Having a play area that is ideal for the kids might be considered. Children do offer their input. Parents are often swayed by the way they react when it comes time to purchase.

FIRST IMPRESSIONS

Make sure that the front garden is well presented. Freshly cut lawns is a must do. When people first enter your home the entrance must be welcoming. Your home should be inviting as soon as they walk through the door. This area must be uncluttered and clean. The door should be freshly painted for a good first reaction. Make sure that your home is spick and span throughout. Keep all blinds open. MAXIMISE THE LIGHT. PLUS CLEANING YOUR WINDOWS really adds to the overall presentation.

CREATING A DESIRABLE LIVING SPACE

It is important for you to create a good flow through your home. Too much furniture effects buyers ability to visualise their furniture in your home. Ensure that you can focus on great features that your home has to offer, like an Open Fire Place or an impressive kitchen/meals area. If you have too much furniture or other types of clutter move it out into storage.

SETTING YOUR STAGE

Review your current furniture before you place your home on the market. It is very common to rent furniture with attractive fabrics. This will enhance the appearance of your home for the period of the sales campaign. This gives your entire home an overall desirable appeal. You may also consider borrowing furniture or bedding from a friend. You should not have a multitude of family photos, nicnac’s and ornaments throughout your home. Think about ways to depersonalize your rooms while still keeping it with that homely feel.

LIGHTING 

One of the things often forgotten is how important Lighting is. The correct Lighting will create the mood that will really help enhance your home. This may be low voltage lights through your home and spot eyeball lights directed onto paintings.
Dimmers placed in key rooms are a good idea.
Ensure all lights are working correctly.
Lamps that are placed throughout your home do create a homely feel.
Garden lights will also showcase your outdoor living areas,

Remember to always ensure the internal lights are kept on during your inspections. This really helps in allowing potential buyers to enjoy what your home has to offer.
